TROUBLESHOOTING THE HIGH COST OF HOUSING

To determine the “best” Manhattan landlords, we used public records that showed building maintenance problems to find out. It was as objective as possible. Rentlogic’s partners rated buildings based upon the number of severe maintenance issues that occurred in the past four years. We asked them for a more detailed analysis of the data from landlords who own buildings in Manhattan. After that, they weighted the data to favor those who have large portfolios. It’s easier to maintain 20 buildings then it is to keep one. The list shows the biggest landlords that have the highest proportion of Rentlogic A grade buildings in their portfolios.

The list, which includes both large portfolio and luxury companies and smaller landlords, many of them located on the Upper East and Upper West Sides, draws upon Department of Housing Preservation and Development registration data. It can be hard to understand who is actually who. Each multifamily property in the city must be registered with it and have a specific owner. However, because many building owners hide ownership through limited liability corporations or buildings, we associate buildings upper west side nyc apartment management services with the person who is listed for that building in the registrations. This ties them back to the larger entity of which they are publicly a part. However, it isn’t unusual for a company also to vary the owner of a building from building to building. The ownership data is therefore imperfect.

Some owners have larger portfolios than we can show in our data. Blackstone, one the largest landlords in the nation, owns Stuyvesant Town – Peter Cooper Village. Due to the structure of ownership and the fact there are no other drastic changes that could be made to an entry, we have decided to treat the StuyTown division as a separate entity in the rankings. Some of the runners up are large owners, such as Related or Rockrose Development Group. They may have done better with larger portfolios if our researchers were able to identify more buildings.

Brokers we spoke with said that the new renters tend to be roommates or younger than 40-year-olds. They are attracted to the East Village’s affordability and proximity to other amenity-rich options. The facility offers a gym and storage as well as an office, package service, storage, and an office. But the main attraction is probably the 80-acre park-like area on which the complex’s brick towers rest, with a network of paths and lawns that surround the development.

Craigslist provided me with a small room in an apartment. It was shared with four other women in their 20s, 30s. They are wonderful and the apartment is large. It feels like I’m in a youth hostel, and I’ll turn 33 in the summer. It’s like I have slipped back to my 20s.

My biggest challenge: In the last two weeks of my search for housing, I probably emailed 25-30 people. Two people replied. I saw both units and decided to go with the one that I felt was best, despite sharing a room with so many people.
